As an owner and resident of Atlantis Waterpark I am increasingly alarmed and distressed about graffiti appearing in common spaces of our building, most notably the elevators. Some of the markings are nothing less than crude vandalism, whereas others are clearly directed to building management.
- Doubtless we are all frustrated with the seemingly slow progress that is being made in finishing the building however I would suggest that defacing finished spaces will retard progress, not accelerate it.
- As an alternative, you should make your concerns known to the management office in or call June Shular at 416-366-9200.
-Read the monthly newsletter which contains project update information on the status of the building development.

I am so glad someone has taken this initiative to create this blog. I think we need to organize. They are in no hurry to finnish the building as we are all financing their next project with our rent...the carpets are filthy, the elevators are being vandelized (a camera would fix that) and there is no end in site. There are hardly any people working anymore.uggggg....it driving me absolutely $%#@ing nuts.
I am the same opion building. This b uilding is disgusting. The carpets are so unclean. The most surprising part is, have you seen how quick they finished the new sales centre for Neptune. However, the new entrances to our 231 building take months if not years.
I can't wait until this property registers so I can sell and get the hell out.
From the constant slamming doors that shake my walls, retarded elevators that take forever, hall parties at 3 am from my neighbors returning from the clubs and the most poorly designed parking garage that raises my anxiety level every time I enter or exit... this is not what I consider a peaceful home.

Unfortunately our building is made up of renters and owners! And there is no way an owner of his/her own condo suite would go around defacing elevators! (I think not)... I'm livid and pissed off every time I walk into those elevators...

We need to organize ourselves and offer up some solutions!! One solution is cameras (great idea)!!

Hello everyone. As you I'm concerned about all the problems our building is facing now.And as frustrating this situation is, I would like to encourage all to help, by bringing ideas and suggestions. Yes, we could use this blog to bitch about all the unacceptable conditions but that alone won't change a single thing.
That being said, an meeting could be a good starting point.We could use the party room.Any suggestions about date & time??? Once we get organized we can meet with the builder's representative, present a list of priorities and negotiate a deadline to finish all the outstanding issues. That the lobby will be finished "soon" is not acceptable.
In the meantime we can only try to help this situation by speaking out whenever you see somebody damaging our property. I have confronted (politely...) 2 persons trying to leave garbage outside the basement elevator lobby.
I'm convinced this is going to be a fantastic building once we make the builder fullfill all his commitments.

recieving an invite to the neptune sales centre for special pricing for waterparkcity owners was like a slap in the face!!! I went there with the intent on telling sales staff that myself, fellow reSident owners and our friends would never buy here again based on what has gone on in Atlantis. When i got in there it was packed and everyone seemed to be happy and interested in the next phase. WHAT THE HELL???
I think we should stand outside the sales centre when it opens and offer tours of our building to prospective buyers.
This should get our building done in a hurry!!
Did anyone speak to Olivia Chow when she was here. She's been in a lot of new buildings but she said this was by far the worst one.
Thank you to the concerned resident that took on the challenge to post this blog. I have become concerned with the concentration of construction efforts targeted at the new Neptune project over the completion of the Atlantis building. For example, there have been no tangible improvements to the lobby area in at least 3 months. I think the idea of presenting prospective Neptune buyers with the opinions of Atlantis owners is a great idea, whether through direct contact as suggested previously or through providing links to this blog. With the residential condominium industry being so competitive in Toronto, this may force the developers hand to honour their commitments.
As for the defacing of the property (specifically elevators) cameras are an absolute no-brainer. I also would encourage anyone who witnesses this behaviour to confront the vandals, alert security or police. I know I will. We need to get these issues cleaned up quickly as many of us are owners here at Atlantis and the last thing we need is to lessen our property value with a bad reputation.
Well some of us have already formed mini meetings of concerned residents of Waterpark and more productive with the meeting held on Wednesday, 11 th set up by MPP Rosario Marchese. I was disappointed that there was not a bigger crowd but it was an informative one. Re: learn about Bill 185! We are trying to get this bill passed!!!!for those of you who would like to be more pro-active...stay tuned!!!!

I am personally really pissed at our Building Manager who I've called on a few times to address an issue to never hear back. I'm located on the tarrace level where I get things flying onto my "common area" balcony from the higher floors that might or might not be ketchup leaving stains all over the tials and there's no action. I was waling on the 7th floor once afternoon to discover - GRACE YOURSELF - human shit on the carpet with a pair of underware...it's sick that people who live in this complex would take part in being so stupid and disrespectful...it's like we're in the projects or something.
Thank you to those who started this blog. I fully support a meeting of concerned residents. I suppose advertising is the best way to get people. Although I can only see actual owners turning out because people who are renting wouldn't care.
I'm hoping that the most recent newsletter was truthful when it said the building would be registered very soon. Otherwise I suppose they are going to be banging down our doors for more money.
As for the elevators...on my way to work this morning there was blood in the elevator I took. Also a nice trail of blood leading into the lobby.
I just wish management would tell us the real reason that the building is not being registered....are we financing Neptune (probably yes) or is there some sort of defect with the building that has not been fixed....
No matter what the reason that the building hasn't been registered it would be nice if management would return our phone calls.
If a meeting is set up I will be sure to attend or if we need to write letters I can do that. I just wish there would be some progress!!!!!

So it seems people are in agreement; we should take action.
My complaints are much the same as everyone else's. I think that until we do something about the situation they will continue to jerk us around for as long as they can.
I like the idea of the "information picket" at the Neptune sales centre, they seem to ignore all other inquiries.
Questions for June Shular in the "office" get fobbed off to Lanterra/H&R/whoever is actually responsible for finishing the work, and then they tell you to go ask June.
Communication to residents is awful. The only reason I found out about the upcoming change in power companies was the notice posted in the basement (only). And reading it just made me upset that someone with such awful grammar would be responsible for running such a large complex.
In any event, I would propose that we (whoever wants to come with me) go to the management office and ask for a written schedule of when the lobby, landscaping, maintenance contracts, etc... will be completed. If no luck with that (and I'm not expecting any) we can go from there.

Fellow owners: We need to stop this madness NOW. Our hard earned money is not paying down the principal of our mortgages; instead it is paying for the new sales office for the next development. They have no incentive to finish unless we pressure them.

do you know what drives me nuts.....we have to garbage shoots...one for gargage one for recycling.....neither are marked and therefore all goes to landfill...what would it take for them to mark them.
i completely agree with the garbage situation. i always walk my recycling down to P1 to ensure it is recycled but with the way things are handled in this building, i wouldn't be surprised if there actually is no recycling service set up by the building management.
As someone who rents in Atlantis, I can take heart in knowing that my lease will soon expire and I soon take my leave of these deplorable conditions. My rent was based on a complete building -- should my landlord wish me to stay, he had better be prepared to reduce my rent by several hundred dollars!
I fully agree that the speed at which the new sales office was constructed represents a slap in the face for everyone. It took less time to build that ugly ediface than it's taken to not fix the door on the north side of the lobby.
I have never seen anything take so long to complete! It's almost as though Lanterra ran out of money and had to cut back competing the building to keep afloat.

Did anyone notice that all the nails that lay strewn about the so-called lobby were picked up the day before the Neptune sales office opened?
Unfortunately, for most, you don't have that option of letting a lease expire and are stuck here until the building is registered. Worse yet, should you then wish to sell, you may find that you paid too much for your units. The condo market is softening. People are starting to realize that 600 sq. ft. is too small for a king size bed, let alone two people.
As for the vandalism, let me add my two cents: Security in this building is a joke. How does anyone know if the damage was done by someone living here or not someone who wandered into the building through the front entrance? None of the guards has ever demanded any ID and the North entrance (up until the time that it broke) was as secure as Paris Hilton's underpants!
Security in the Atlantis IS A HUGE JOKE...so is the front desk. I once had a delivery truck arrive and they said the delivery guys were outside my unit door - Security had no idea where the delivery guys were and said they did not see anyone walk by - when i got to my floor, the 2 guys and a large piece of furniture was in the hallway - amazing how blind they must be.
Here's the action...we drive them insane at the office downstairs and call everyday. I think there should absolutly be a move to engage the press/media to look at the overall abuse of "occupancy" by development corporations.
The whole thing makes me sick. When there is a condo board - IF EVER - i will bitch none stop. Nothing is as big a joke as the prices they are trying to get people to pay for the Neptune units. I think something that might help is if Lantarra and the sales office suddenly got call about the public loosing interest based on "rumours" that the units are build in a shotty fashion and the condo is sub-par for the price they are changing...
I know I WAS one of the people looking to "invest" in the Neptune but that's over. I will express this one way or another.
I fully agree with the concerns expressed here. Can I just suggest that we NOT go to the media with our issues just yet. I do not want the property to develop a negative reputation in the minds of the rest of the city as it will devalue our property and it will be very hard to change this view when we try to sell in the future. A number of us are working hard to address these issues internally and are planning an open meeting for owners very soon. We will keep you posted.

We should realize that each condo OWNER is losing at minimum $300 per month off the principal (your money not interest) for not having the abilitly to be paying down our mortgages.

I'm a first time home buyer who purchased his suite mid construction and it has been valued at some 20% higher than at purchase. I agree that there are some issues in this building - namely: security (which contributes to a lot of the vandalism and lack of policing of the floors; and unfinished premises (which contributes to the lack of pride of ownership/tenancy in the building).Generally speaking, the fact that the lobby is not finished is having a larger effect on us psychologically than anything. When I walk into my home and the first thing I see is nails and boards, this is going to trickle down to how I treat my premises. I do agree that the building has tremendous potential though, and, with time, we will be registered *219 Fort York took one year as well*. As for some of the things that we can do in the meantime is to heed the advice of some of the posts prior - use common courtesy and commone sense. Also, might I suggest giving a call to Lanterra/HR developments (the number is in your move in guide). Bottom line, this is a good forum, and I have had success by speaking directly to the builder and asking the right questions. I celebrate small victories (the demise of the rusty bridge mural in the lobby for one) and I believe our next project (after having our lobby completed) would be to have the big blue Neptune sign taken off of 219...

I believe also that time is of the essence because the builder has cheques for all of us to last for a few more months, and I would hate for them to ask for 12 more post dated cheques. the purchase and sale agreement states they can take up to two years..and this would be the worse that could happen. what are the plans for the meeting? what will we do after the meeting? can we make sure that we are not just sitting around complaining and that we actually have our concerns addressed with the builder ?
Glad to see some crowd here with common goals. I have already took the initiative and talked the problems with a litigation lawyer and I just need to get all the signatures from unsatisfied owners and we can take the builder to court and acually finish this hell which has been going on for some time now.
I would gladly attend a meeting and share my thoughts in this regards. Based on my initial talks with the lwayer, we have all we need to have to take the builder to court and a good chance to win it :)
Let's defend our rights here. Let's plan a meeting ASAP and discuss the steps we can take to end all this. I am willing to actively get involved in this and set aside some of my time to take it some where.
I 101% agree with Adam and the others that Atlantis is treated like a evil step kid as compared to 219. I have been a resident since a year now, and was told many things (none of which came true)..the lobby being one. Does anyone know the TTC dilemma here?

Regarding the TTC:
I believe a streetcar derailed a few weeks back (and may have broken the track in the process), which is why there is no longer streetcar service here. Since the TTC had scheduled the installation of a right-of-way on Fleet in a few months, I heard that they are moving up construction to take place in May and June. Again, this is just what I have heard.
The TTC is fixing the streetcar tracks. take a shuttle from lakeshore or walk to bathurst take the bathurst streetcar to union

The meeting referred to above is being held on Thursday, April 26th.
The owners' meeting will be from 7pm to 8pm, and Olivia Chow is expected to join us from 8pm onward for a meet and greet. The meeting will likely be in the party room, but firm details will be communicated in the near future.
We are awaiting invitations from Ms. Chow's office. If these are received in time, they will be distributed to all units. Otherwise, we will post notices around the building to ensure people are aware of this event. This meeting was put together by a group of concerned residents in the building, with Ms. Chow's assistance.
Since there are bound to be numerous issues brought up, may I suggest we all come organized (i.e. with concerns and comments written down) so that we can cover as much as possible within the hour that we have? I think it is great that there are so many concerned owners here. That can only be a positive.

Ive got lots to say at the meeting on the 26th. Ive lived here for a year, and I havent witnessed any dramatic changes in the lobby - unless you count lighting and drywall. Go Sens Go!
Wow, very exciting to see that others are also interested and take pride in their home. We were starting to feel like the only ones. The inside of our unit is immaculate and we'd love to see the outside that way.

I agree with all of the comments listed above. In addition, i have to say that pet owners (not the pets themselves) are driving us crazy. I have personally picked up poop off the carpet outside of my DOOR! Have a look in any level of the underground and you will find every other post, if not every post has the remains of dog pee. It's like our building has become a dog toilet. When kids don't take care of their pets, they don't get any more pets. I think we need to strongly address these owners and if pets should be allowed. granted their are a few owners that go outside and pick up, but I've personally seen many piles outside too.
Garbage in every corner of the parking garage. Unfinished lobby & mail room. Cracked floors in the elevators. Half done everything. Have a look on the second floor of the gym. The carpet trim is not complete and I'm pretty sure that's considered finished as that building has already registered. How about the hot tub on the roof top? That's a joke and an embarrasement.
Personally, I like the idea of a little protest outside of the Neptune offices. Nothing ugly, but simply honest. If any of you have dealt with any of the offices with regards to our building then you likely have gone from 'No problem." and nothing happens. To "too bad" and nothing happens. It's as if they hope we get sick of asking to the point that we'll give up or do it ourselves.
P.S. Are we the only people that feel that building 219's lobby was under delivered on? It seems to be missing an obvious focal point. Large chandelier, fire place or waterfall. I guess we are so use to looking at ours, that theirs is now perfect.
Asfor garbage strewn about the site... it's 9 a.m. and I'm watching the garbage being picked up by the City of Toronto. Every time they empty a green dumpster into the open top of the truck paper and plastic goes flying everywhere. And it ends up not in the courtyard. The wind tunnel effect sends it 20+ stories into the air. One amazing sheet made it all the way out onto the baseball field across the Lakeshore.
Hopefully no personal info is among the 50 or so sheets of paper and plastic bags that have gone airborne in the one pickup alone.
There goes a big yellow bag now! It just cleared the top of the building!

There’s another serpent in the grass that owners should be aware of, namely a proposal by the City of Toronto to impose its own Land Transfer Tax if and when the building is registered.
Here’s an excerpt on the tax proposal:
In a recently released discussion paper, the city proposes stacking its own Land Transfer Tax on top of the existing provincial tax at rates ranging from 0.10 up to 1.5 per cent. With the average home price in Toronto at nearly $400,000, the current provincial tax is $4,475 and at the 0.5 per cent trial balloon rate being floated by the city, you could tack on another $2,000 – nice.
The Mayor and his executive committee wants the tax in place by Labour Day. Now, the province has exempted the Land Transfer Tax on new builds but the City hasn’t said that it will follow suit. Here’s a link to the full article:

Dear neighbours, there is a suggestion I saw here which I really liked: standing outside the Neptune sales centre warning the prospective buyres. I would also like to submit a suggestion for your consideration: Organizing for a class action law suit stopping the construction of the next phase until a full review of how and why this phase was so mismanaged, workmanship so utterly poor and management so completely incompetent. Builders like this should not be allowed to build in the city.
Lawyers, picket lines,demonstrations etc could certainly be an option but only after any other measure has been exhausted. We haven't had our FIRST meeting right??? I don't know you, but I guess what we all want is a nice home and a valuable property...not a trial.
Let's meet on April 26th and work on how to transform our concerns into actions.

I was the one who initially mentioned standing out in front of the sales centre but that also must be done after exhausting other efforts in order to keep things civil and professional.

People have a lot of good things to say about the state of the building and the long drawn out delays of the builder to come through with completion of the building. However, I think people are overlooking the biggest problem with the building.......our omnipotent building manager Koula Rogers. I have owned a suite in the 219 building and now own one in the 231 building. Waterpark City was a great, although slightly disorganised place to live when i first got here in September of 2005. Since she has taken over and imposed her own Hitler like managing mentallity this place has degraded into an asolute joke. Absolutely every policy she has invoked from the changing of the security company to her rediculous parking enforcement have only worked to complicate the lives of residents........not to protect them. It is bad enough dealing with Laurie Straightman and her band of building cronies........ now they have managed to find a building manager who is even more of a stunned bi#@$%#ch. She won't give a contact number or mailing address for the members of the 219 condo board and then she opens and disposes of any complaints residents try to forward to the board members. Obviously condo complexes need rules and regulations to make things run smoothly......but comming home to your condo should not feel like comming home to boot camp. Its time for building residents to tell Koula its time for her and her army boots to go.......as for the builder....you can be sure that their lawyers are better than our lawyers so hopefully residents can unite and put pressure on them to get this place finished.......as for the elevator vandals.......punish the people running this joint....not the residents.........

I think this blog is a great idea! I moved here from NYC last October, really excited about the prospect of this building...and so far have been quite disappointed. I have both rented and owned in buildings in London UK, and NYC, and have never seen the likes of the condition of this one.
Now don't start throwing things at me...I am a renter, but a professional one in my mid 30's who values what I call home; and would like to be proud when people come to visit me, not trying to explain the unfinished parts, the defacing on the property and yes...as mentioned earlier, blood in the entrance and elevators. I rented in here with the plans of buying, I like the location and the neighbours I have met, and hope that things can come through.
I would love to help, and will be more than willing to help with meetings. As an apartment/condo resident for almost 20 yrs I have some ideas.
I agree with earlier posts...we can't just bitch, we need to make a plan and take action.

The only way to solve the problems is to TAKE ACTION! I have some ideas for you to consider. The only way to get anything done is to PRESSURE this horrible management that is taking our rent to build another conndo…..hmm..Neptune maybe?
Here are some ideas:
1. FLOOD the phones lines/E-mail/Fax of the management office/H&R Developments/Lanterra to voice our concerns stated on this website (I can post all their phone number and emails if anyone is interested) - They won’t call you back ANYWAY!
2. Contact any governing bodies such as TARION to have them put pressure management to stop sleeping on the job.
3. Set-up an ad-hoc Residence Committee
4. Picket outside NEPTUNE with educating promotional material to our new neighbors, lets say April 21 or 28.
It’s nice to BITCH, but it’s better to get RESULTS. Beside, who pays their wages?
I am glad the management has time to build Neptune, BUT NOT finish this project.
The first step is to get management to LISTEN NOW! How would everyone like to proceed? Let’s pick 1 or 2 of the above ideas and get some results FAST!

This building is such a disgrace. We do need to organize, but I also need to vent since management doesnt' want to listen. I just logged on my pc to write a letter to my neighbour who dumps his garbage every morning at 530am and wakes me up every single time! Management ofcourse has done nothing. They also have not called me back several weeks ago regarding leaks in the windows that I have noticed. This is also the first building I have seen with no security at the front door. The other day the security guard told me a man had walked into the building and into someones unlocked unit. I don't understand why we have no badge security. I'm for sure leaving this year and telling anyone intersted in NEPTUNE about my experience.

Don't let the so call customer service agent at Waterpark - Dino intimidate you! This is your right to have your warrenty protected! Or are they hoping we all forget so they don't have to deal with it? hmmmmm
I called the H and R office today and refused to hang up until they got a live person that could answer a question about the registration- they need to get the parking lot paved first and is expection to register in 10- 20 days. Can you believe this took 4 months to get an answer from this office as they never return calls? They are not going to have the courtesy to send the owners a letter of notice but will post a note someone in the building- i have already lost a great interest rate- 2 rates actually as my rate keeps expiring due to this long process! My mortgage rep at BMO said that was their experience with building 219 also. Can't wait for the meeting next week!

Been taking pictures of issues in the building- garbage in the halls, the traffic jams (can you say road rage) and unfinished lobby for the past 6 months to show the seemingly lake of urgency to compelte this place and delay registration of the building. Thank you, thank you , thank you for setting this blog up, long overdue. I think it is important to document all the attempted correspondence you tried to take up with managment- copies of fax transmitions, phone calls, emails etc. I have about 7 months worth asking for the same things over and over again....
Then if things don't get done there is a paper trail to reflect all the effort you made to the right groups.

Buything this place has been my greatest disappointments ever- my friend that purchased Battery Park Condos up the street was registered in 1 month- all common spaces- guest rooms and such were completed so they can actually enjoy what their condo fees are going to. all their concerns were heard and addressed quickly by the builder- it was embarrassing that they are having their housewarming before I am; and i moved in this summer.

I personally take offence to some comments becouse of the business that i am in.
I continue to see a number of compaints about Management but do you realize that Management can only do so much until the building is registered. Their hands are tied in most situations.
Security can only do so much. Thier is no doors to stop people from entering the building. Do you expect them to stop every person that walks through the from door. NOT!! Think about it, that means that every resident that lives here will be stoped and asked to prove that they live here which will cause larger compliants.
As for the cameras, i am all for them but it will come out of our condo fees, who do you think has to pay for it. We do need camera's.
As for the parking enforcement, I payed alot of money to have a parking spot. Why should i have to pay when other people think the can park in visitors parking for free. It's visitors parking not resident parking. I think we need to ticket and tow every idiot that parks there if their not a visitor.
All i want everyone is that reads this should think alittle before they blame the wrong people. Ya there is a lot af bad things but lets get together and deal with them in a civil manor, not like a bunch of high school kids.

One last thing from a member of the "b-forum"... you 231ers think you're the redheaded stepchild of 219? We were screwed too... I've lived there for 2 years now... they didn't register for 13 months!! and when they did they screwed many people out of additional tens of thousands of dollars in fals "NSF Cheque" payments and various other "penalties" when they DID register so don't get too excited about registering. PS... the 231 lobby is STILL not done lol.

I am in agreement with the majority of individuals here. However, I take some offence to the fact that some people here are claiming that all the damage and vandalism is originating from Renters, and that "renters" won't care about the meeting.
I am a renter, and I love my home, and respect it to the upteenth degree. If there is a meeting, I would like to be allowed to participate, as my concerns are as valid as the next.
The garbage shutes are a joke, how hard is it to even just staple a piece of paper which states what shute is garbage and what shute is recycle. Hello? It's not rocket science.
The lobby is an absolute joke, and when I have guests over at my suite, they always comment about how strange and disgusting the lobby and the MAIN DOOR TO THE LOBBY is. That door, with it's constantly broken handle, is just atrocious.
Lets get organized.
Concerns we need to bring up are:
1) Why is it that the Sales Office for future home owners is built before the lobby is finished in the current building.
2) Can we not get a bulletin board in the mail room that people can post literature/announcements on? The mail room looks disgusting with all of the papers that have been ripped off the wall.
3) Some enforcement of quietness in the building. There are some rooms in this building where it's a nonstop party. Seriously, I need to sleep at night.
4) Pet owners letting their pets do their business in the building
5) CAMERAS in the elevators!

- Allow people to express their concerns. (There happen to de a number of deficencies and buidling concerns that need to be addressed).
- Join together as a team to help come up with the solutions.
- Have a place where we can keep up todate with upcoming meetings etc. (Nobody until now has EVER mentioned to me or by the sound of it most people that there was an existing blog from 219).
High highly doubt that anyone is this building is a "mindless moron" and I don't think that it's necesarry to stoop down that level. Let's use good judgement when wrting these blogs and keep out the name calling and treat everyone fairly.

There are over 90 registered users on the other board. There are quite a number of determined individuals here too.
We need to join forces because we all want the same thing against a common enemy!
Common area issues (Gym, Lobbies, management...etc) we will have to fight together to get what we deserve here.
I would be more than happy to direct people to this blog, but it is far to disorganized. as you can see topics are jumping everywhere from TTC, to poop, to lobby to management.... you have to literally search and weed throgh everything to get relevant information.
As you will see if u visit that OTHER forum, it is much more organized, each issue is categorized, and there is even a thread for condo board meetings.
WHY are you so against utilizing the experience of the 219 residents?

I have just come on, and read all the comments thus far. I am glad that a meeting has been organized for this Wednesday, and another for next Thursday, with Olivia Chow. We need to be organized. We need to be respectful. We need to be professional. We need to be strategic. We need to act as adults worthy of living in a great development. I could understand the frustrations that we are all concerned and dealing with. However there is no reason that someone would allow their dog to do their business in the hallway, that is unacceptable and if that continues on my floor I will make sure that the individual is confronted.....be sure. I also agree that some of the defacing is being done by visitors and possibly renters that have no respect for properties. I do hope that things will move a little faster to complete this project and perhaps we will deal with the riff raff and adjustments as we become more comfortable with our environment.
It seems tempers are running a little bit high. We must realize that we are all on the same side here. We all want a clean, livable, and beautiful community, whether renters or owners.
I think it is far too early to blame people for the various issues in this building. It is easy for us owners to blame renters. Frankly, it is far more likely that visitors are the cause of many of the vandalism incidents. Likewise, renters and owners alike are probably also causing issues due to frustration with the state of construction. The point is that there is no place for blanket statements against certain groups.
As for the other forum. I am an owner in 231 that joined that forum a few months ago. From what I can tell, it is not run by the builder. Pretty much every post is a complaint or concern.
Finally, while it seems that everybody posting is voicing concerns, I would suggest that doing so here might help you vent, but it's not going to result in an organized solution. I suggest that we all bring our concerns to the meeting next Thursday, where we can record them collectively and decide on an approach to resolve these issues with the builder. And as for this meeting, I sincerely hope that all attendees treat each other kindly. Again, we are all on the same side so lets work together, not against each other.
Great to see the dialog. Here is what seems to be the issues in a nutshell:
1. Developer has hit the breaks on finishing and is charging us rent.
ie. has made little to no efforts in months - why? we pay rent at a much higher return than he would get elsewhere.
2. Common areas are left un finished and unclean
3. Vandalism
4. Poor security
5. Some pet owners are being responsible.
6. Recycling and garbage shoots are not marked and therefore we are paying to fill landfill sites
7. Feels like we are living in a dump which is becoming costly.

Solution:
They need to have an incentive to finish....Mr. Mandelbaum (the developer) will continue taking our money to finance Neptune until we stop taking it. The best idea I have seen on here is quick, simple and will be effective. We need to print up flyers/business cards with this blog address on it and hand them out to those entering the neptune sales office. I assure you, we will get a reponse and a solution.
Has anyone directed the sales reps at neptune to this blog? That would be a good start.

I agree with everybody that has posted thier ideas here... this building SUCKS... this is the first condo that i have ever bought and i HATE it... they started building this place like 4 years ago if my memory does not fail me, and it still not finished... i think we should do something really drastic and noticable so that the people reposnible for fisnihing this building get their butts in gear.... for all the emotional and other damamage that this building has cost us, they should return at least 50% of everything that we have paid them so far...

There is an April 18 meeting directed towards Phase 1 residents concerns.. (7pm 219 Boardroom)
We have our April 26 meeting with Olivia Chow for Phase 2 & 3 residents concerns. (TBD)
I think representatives from both meetings should meet up sometime after both meetings to discuss the common issues which can be addressed together; (more support with greater numbers) This will also give us the opportunity to discuss the priorities of each building seperately before going to management.
If we come across as prepared, motivated and well supported in our initiative, management will be far more responsive to our concerns.
The more signatures we can get, the better.
These are all great ideas for the meeting on the 26th and the group that is organizing this event is already working on these and other details. Please attend and bring your ideas!!!

A further comment/suggestion on the two forum issue: For better or worse, it seems that this one has all the publicity and momentum right now. It seems most people were not aware of the existence of the other forum at all.
I do agree with the one poster who said it can be hard to find information on this blog, but all of these comments (81 as I type this) are on this thread only. I think people were so relieved to have a place to vent, they went for it, and rightly so.
I would suggest that as information about meetings, other topics, etc... becomes available, new threads be started to deal with specific issues. This will help everything stay clear.
Interesting to note that a few days after this went up, deadlines are appearing for completion of the lobby, although the explanation that completion of the doorway is delayed because of "wind velocity" is a bit rich. They managed to build a 40-storey building...probably gets pretty windy up there. At least the door works now.
Also interesting that all of the notices for this blog have been torn down.

Regarding the MP Olivia Chow. But what will her role be? It will be nice to have her here but there is nothing about this development that falls under federal jurisdiction. The city issues the permits and governs the building of the structure. The Province writes the codes by which the city administers and governs the registry of the titles. We would be far better to have Adam Vaughan, our city councillor.
Since the management is reading this now. We would like to let you (management) know that you have failed. Do you really think your posters will correct all your miss-management? You are wrong, you have sucked enough of our money and caused enough trouble already. We are all well educated and I can assure you that it is better to engage us in positive dialogue than have things go out of control. Think about how you can correct your past mistakes before trying to find ways to pretend nothing happened. It is up to you. Positive dialogue? Legal action? Media?
On another note, I would like to take part in the group for 231. Who should I contact?

This is fantastic-I have been here for almost a year and can't say that I have been impressed by H&R or any of the common areas (lack of) finishes-where is that waterfall feature? Anyways lets take this oppurtunity before another year goes by and we continue to lose out on our investment

I just got a poster on my door about a welcoming party. This is not a party, it is a resident meeting. I think lying to people helps nothing and if anything, hurts the credibility of the leaders of this protest.

Like Mike said, the meeting was originally intended to be a party, but based on the residents' collective sentiment and the fact that party would already bring people together, it was thought to be the ideal time to hear concerns.
By the time the invitation was sent from Olivia Chow's office to the point person here, it was too late to add the new developments.
Please consider the invitation as more of a notice that the event is taking place than of a 'scam' that a party is taking place.

WOW, 4 days after this blog was set up we get an actual update of what is going on with the registration of this building; can you imagine if this started last year? Think of all the things that would have been done by now, H&R must want to start a paper trail of all their so call efforts now that they are seeing this site.
Mind you their explaination is vague of course and putting the rest of the blame to the city of TO requests for the paving of the outdoor parking lot- well go for the City to get H& R to actually do something! Maybe more govering agencies on H&R will speed things a long. If I find they have slowed any part of the registration on purpose or lack of urgency I will ask to be compensated
Also they tried make it sound like they are doing us a favour by removal that horrid painting in the lobby and going back to the ORIGINAL concept(hopefully the waterfall)who are they trying to fool?
I have to comment on the current posting at the elevators out of sheer disbelief. Delays to our front doors because of wind conditions???
I live in the courtyard area and have watched that foyer go up in stages over the course of 1 year I am sure that not every day was windy!! And what about the people using the front door on a daily basis, windy...its a tornado on some days. It is apparent that when the building was designed they did not take into account we live by the lake.

I am glad to see so many people with concerns like mine regarding how our home is treated and respected by the builder, management, security, and residents (and their guests) alike. I look forward to the day I can come home to a complete, clean, and secure building, take pride in the place I call home, and ultimately feel comfortable in the investment I have made here. I have hopes that, working together, we can all make this happen sooner than later. I look forward to meeting everyone in the next week.
Just want to comment on Lanterra's yellow poster note from yesterday
They want a pat in the back for putting 6 yellow arrow signs for traffic after a year of residents/visitors confusion, frustration and road blocks and imply that the delay to registration was due to the City of Toronto demands? When did they start the registration process anyways? Why are they congradulating themselves for something anyone with common sense would have imputted in the first place? They just put up the poster becuase one of their people saw this blog
As this blog is a place to vent disapointments and concerns, please allow me the opportunity to express ours. (in not particular order).
Carpet in Hallways-picking a light colour carpet was a poor decision. At the very least, the colour used as the trim should have been the main colour. Carpet replacement with a more suitable colour/pattern makes sense.
Security-cameras are critical in the elevators. It's very easy to see the damage that has occurred as a lack of. I would expect that the elevators, cracked flooring included, will be replace prior to registration and transfer. Our elevators were used for the tradesmen while finishing the building as well as Aquarius.
3. Clarity of pet ownership, responsibilities and re-enforcement on the rules is required. While I love animals, I'd own one. Why? Because I don't like the responsibility. However, I feel like I own a dog, without the benefits that come with it.
Roof Top Terrace & Fitness facilities-fitness facilities, 2nd floor, the carpet trim has not been finished. Roof top hot tub. I'm embarrassed to show people as it looks like a small residential, bottom of the line unit. I'm concerned that since the first build registered a while ago, these items will remain as is and unfinished.
Parking Garage-One gate for one building, the second for another. As we have a parking spot on the second level it seems absurd that we have to drive around the entire first floor of the parking garage to go to the second. I've seen a few near hits, and have personally scraped the side of my 1-1/2 year old car trying to avoid on coming traffic. Surely there must be a more logical/sensible way of doing this.
Terraces as storage units. While I recognize that most suites range from 550-750 sq. feet and space is limited, why do people insist on using their balcony as a storage unit?
I would love to have a dedicated person hired just to give fines out for people who don't possess common sense. Garbage behind their cars in the parking garage, junk on the balconies, animal control, etc. We'd make a fortune back!
On the topic of the Front Lobby-Referring to our Glossy Brochure, countless articles in CondoLife and the web-site, which still features the following:
"The development team of Atlantis requested that we design a space with the look and feel of a private club, thus creating a home and lifestyle in keeping with the building's chic residents... The most spectacular feature in the lobby is the two-storey high custom glass sculptural screen which is surrounded by a Zen garden, fabricated by a local Canadian artist. Atlantis combines the ambiance of a resort hideaway with all the intimate comforts of home."
We all purchased based on this information, and anything less than, is unacceptable.It's quite surprising that they aren't ashamed enough to complete it as sold to us, simply for the fact that potential new buyers of Neptune might happen into the lobbies. (I'm sure those buyers would like to know what they are getting themselves into prior to committing). Suggesting that all the buildings are a water theme is far from fact. (what are they doing with the waterfall from the old showroom?) I hope they also haven't forgotten about our "...cream colour furniture positioned around the floating fireplace and a stone floor to create a cool contrast." Refer to page 5 of the glossy brochure for these quotes.

The purpose of this blog was to offer a place for the residents of 231 WPC to express the challenges they have being faced with and team up together to find solutions. I agree that the other blog is much more saphisticated than the design of this but it's truely surved it's purpose. Until now many of the residents of 231 had no idea that there was an existing blog (including me) that they could commmunicate their challenges and successes through. For the record there has been over 125 posts since it's birth on Saturday. I would suggest that we some how merge all of the current information on this blog to the WPC official blog and let EVERY residident know that one exists, if the goal is to get everybody united here!!!

Dont you people realize it's NOT the management that is holding up progress. the builer is. Management can't do anything until the building is registered. stop blaming them!!!!!
I think management is still should be responsible for the operations of the building - garbage, security, etc. Since the managment is hired by the builder I would say they are reponsible for everything
I am a resident and owner at Atlantis and I'm appalled at the behaviour of the residents and most important the builder. We all live here, so don't deface the property as that only creates more problems and brings property values and public opinions of this place down. Secondly, I hope that everyone comes out the meeting this week. It will make much more of an impact if we all unite and remember, strength in numbers always works.
Someone should go to the media and report the building, management AND some irresponsible residents.
Looking for honest opinion...
Currently I am renting at WPC and looking to buy in the next couple of years. I was thinking of getting a 1 bedroom at Neptune but based on these comments I am not sure if I want to. I like the area and I am not familiar with other condos as this is my first year in Toronto. Can I get a opinion if you feel Neptune will be a good project to buy/invest? Thankx
At the moment, I think the mood here is not very positive. Many people feel the management is cheating us out of proper service and money. So, hopefully things can only get better from here. To do this, we must unite as a group and work together to solve these problems. To do this, we will need work together on the 26th.
We will also need to elect a Condo Resident Committee that represents our views. The managements will try to manipulate the election, so they control the committee. I think we know what that means.
If we can work on these problems, which as a group we can. It will be a wonderful place to live. If we allow the management railroad us, it will be a messy place to live.
From everyone’s experience with the management, you will need to be prepared to “fight” for your rights here. Doing nothing will only hurt us all.
Considering how things have been happening since this site went up. I think in time, it will be a nice place to live.
We have formed a group that has +60 owners so far. Anyone who is interested in helping should feel free to give me a call and I would be more than happy to discuss the steps we have taken so far and how you can get involved. We will also be discussing this at the gathering on the 26th.

I think a chill pill is in order. We don't want the media and we don't want to talk trash about our building. This is a great spot and has tremendous potential. Why not try and discuss the issues on the 26th in a forum. I'm not sure if anyone has invited the management and the building supervisors, or anyone that can give us answers.I think it would be a good idea to have them present. Ok let's rock n roll.
To be very clear, we are not advocating any kind of media action. The owners group is very organized and we have an open line of communication with Lanterra. I am simply inviting other concerned owners to join us. We intend on addressing our concerns with the developer in a professional manner. We have the common interest of protecting our investment. We all want to make this a place we are proud to call home.

Removal of sign on Amsterdam Brewery on Bathurst St.
We need your help...
There have been a few (3 to be exact-which is surprising low) formal complaints to the city regarding the insanely bright sign on top of the Amsterdam Brewery on Bathurst St. recently installed and blinding several of us on the East side of the building. For those on the West side, if you haven’t already, I would strongly suggest you voice your complaints on the sign on your side as it is likely having the same effect.
I have been told by the city bi-law officer, with respect to the Bathurst sign, that they have no permit and are also in Property Standards violation.
We do have a case, however he strongly suggested to me that the more people who complain (as soon as possible) the stronger our case. He would like to avoid laying any charges and going this route as court could hold up the sign removal for years.
Please phone the City of Toronto at 416-338-0800 with your complaints and concerns. I will also try to post this information on the waterparkcity blog for those in building 219. If there is anyone form build 219 on this site please feel free to post this info on your site.

Regarding the sudden appearance of an update from the builder from the yellow poster last week I spoke to a friend of mine who works in construction; mostly condos; regarding the builder comment that it was too windy to anything about our front doors and it was the funniest thing he has every heard, he said there were MANY options to get the job done. AND not each and every one of the 365 days was windy; does the builder think we are so gullible?
To the person that keeps saying that the other forum does not have the topics here. CAN YOU READ??? If you visit that site you can clearly see that there is a thread over there for EVERY SINGLE ISSUE brought up here, except over there you can actually get answers. In addition, you are ugly.
I never said other topics weren't discussed on the other site. I just take issue with you telling people that a topic has been moved there. You are in no position to make a statement like that.

RE: CARPET
I think there was a poor choice of color selection for the carpets in 231, the builder must have cheaped out, i think we should get the builder to replace them before we registered and get suck with them. the color is too light and the stains will never come off - my dorm at school's carget looked cleaner than what we have
If there are any issues, don’t forget to bring them up at the meeting on the 26th. We don’t have much time until the condo is handed to us. I’m sure the management will try to do everything in its power to make us pay out of our pockets for their deficiencies.
I'm just wondering if anyone has experienced an idiot with Connecticut License plate (Beige Chevy Impala) parking in their spot. I see this idiot is moving from one spot to another on different floors. I saw him one day driving away. If I ever catch this guy he wouldn't be happy what I do with him. He once parked in my spot the whole weekend. I called the parking enforcement but they wanted me to sign papers indicating that I'm 50% responsible if anything happens to his car when towing. Also he doesn't even have to pay the parking tickets as it's a US car.
PS there's a bunch of us from the other site that sign with this link... it's tedious wading through this BLOG... cuz it's a BLOOOOG and not a FORUUUUUM.

A quick question...is anyone else having the bug problem...I must have thousand if not millions of tiny bugs on my balcony, making it impossible for me to go out there...If anyone has any suggestions I would love to know...really would like to be able to enjoy the 27th floor views!!

I doubt we will be successful at getting the sign removed... but, we could put pressure on the advertisers --- or resort to guerilla tactics.
The sign needs to to toned down. There's NO legit reason why they had to program the sign to show a "pop" of blinding whitelight between images. That's just a cheap attention getter.
As for guerilla advertising, an article on page D-1 of the May 6 Tornto Star talks about a company that runs around Toronto projecting very bright images on buildings and that the city is having problems dealing with it as there's nothing really illegal about it.
So... here'e idea.
Anyone have a good laser projection system? You know... the type used for laser light shows?
Aim it on the sign and drown it out. Electronic defacement.
If the city can't stop the sign company because the light spectrum is "free", then the sign company can't prevent anyone from doing the same to the sign.

Hi duncan! I think everyone is hit with these bugs becuase they are everywhere in the neighbourhood!! They seem to be getting bigger too!
I have the same problem as well as huge gigantic spiders on my balcony that I can't even open my balcony door for some so-called "fresh air". These spiders had moved in before I did and they seem to have nested outside the building somewhere so now they are always spinning webs all over my windows and balcony! The window cleaning should have been scheduled for beginning of april! NOT END OF MAY!!!
so anyway, i wonder if an exterminator might help with this??

Hi all, on the Waterparkcity Site, one owner spoke to the building re the bugs and they had someone come out...won't repeat the whole thing, but bottom line is nothing the exterminator can do, but you can get some stuff to put into plant boxes and it is suppose to help. The poster is going to keep us updated.
As to the bugs... I wouldn't worry too much about those gnats... they are everywhere... billions of then down along the water's edge.
What does worry me though, is cockroaches, bedbugs, silverfish and all sorts of nasty blighters.
Considering the (lack of) cleanliness I've seen from my fellow residentes here, it's only just a matter of time before we're invaded with something nasty.
The parking level is a disgrace. I'm surpised that there are no rats down there!! (Then again, how do I know there aren't any now?)
If you want infestations that would make your skin crawl (literally), just keep on doing what you are doing!!!

I'm not impressed with the entrance....those lights are enough to attract aliens....and who's idea was this. The last thing I want to see when I arrive home late at night is 100,000 watts greeting me...is this more creative freedom on part of ???
Ok..they washed the windows, great. But what about all the webs and nats on the frames....would it not have been as easy to clean the window frams from all this crap the first time up....come on guys lets think as you hang 28 stories up...duh
Cleaning the window glass is nioce, but they left all the grime on the metal parts. That dirt will start accumulating on windows starting the next rainfall.
Wjy don't they power wash the building first?

My beautiful $500 bike has been vandalized. Completely ruined. It was locked up outside of 231. I am livid. What do you suggest I do about this?
